Prefab House Prices: 7 Factors That Drive the Cost per Square Metre

The first question most people ask about a prefab house is “what does it cost per square metre?”. A single figure, however, rarely reflects the real cost. Two prefab houses of the same size can differ significantly depending on panels, fit-out, number of storeys and delivery terms. Here are the seven main factors behind prefab house prices.

1. Panel type and thickness

Sandwich panels for walls and roof are one of the largest cost items. EPS panels are economical, polyurethane offers better thermal insulation and rock wool is chosen where fire resistance matters. Thicker panels insulate better but cost more.

2. Number of storeys and floor plan

A single-storey house with a simple rectangular plan has the lowest cost per square metre. Extra storeys, stairs, projections and wide spans increase material and labour.

3. Structural frame

The frame is usually made of galvanised or painted steel profiles sized for local earthquake and snow loads. Low quotes given without structural calculations can lead to safety problems later.

4. Fit-out and services

The gap between a “shell” and a “turnkey” house is large. Check whether electrical and plumbing work, bathroom and kitchen fittings, flooring, doors and windows are included.

5. Foundation

Prefab houses are light but still need a level, load-bearing base, usually a raft slab. Some suppliers include it, others leave it to the client.

6. Transport and site access

Longer distances, narrow roads or sites where a crane cannot be set up add to the cost.

7. Installation and lead time

Installation by the manufacturer’s own crew is better for quality and warranty. Urgent delivery may affect the price.

Frequently asked questions

Is a prefab house cheaper than reinforced concrete?

It is usually completed faster and at a lower total cost, but the difference depends on materials, fit-out and site conditions.
